What is title insurance and why is it necessary?

When you purchase title insurance from Black Swamp Title Agency, we search public records to determine whether real property has any issues with ownership and, if any issues are discovered, we can assist in remedying those issues. Once it has been determined that title to the property is insurable, we can issue an owner’s policy of title insurance, protecting your interests in the property for as long as you own it. If you take out a mortgage loan on your property, your lender will likely require a loan policy of title insurance, protecting your lender’s interest in the property until your loan is repaid.
